Introducing RiNo/Five Points in Denver, CO
Today’s video is a virtual tour of truly one of my favorite neighborhoods in Denver - RiNo/Five Points. If you’re looking for one of the hippest spots in all of Denver, RiNo, aka River North, aka RiNo Arts District and Five Points are a great option. Five Points and RiNo are technically different neighborhoods but they overlap quite a bit.
So here you go, let’s get into it!
RiNo/Five Points Vibes
Five Points used to be known as the ‘Harlem of the West’ as it had the densest population of African Americans in all of Denver. In the 70’s that changed to a predominantly Hispanic population. That has since shifted to what it is today, but you will still find some of its African American and Hispanic roots here in Five Point. Specifically in regards to its culture, food, and I think that’s a big part of what makes it so special.
Home to about 16k residents makes it a very densely populated neighborhood. Easy access to downtown and I-25 and I-70. The central location means it’s walkable, bikeable, and has great public transportation options. It’s also home to so many great restaurants, bars, breweries, cocktail lounges, and artisan shops.
Home Price Statistics About 75% of residents here are renters, and house prices are reflective of that as they can get pretty expensive. The median sale price is about $675k - keep in mind, that’s mostly condos. If you want to buy a single family home here, the prices on the market currently range from about $575k all the way up to about $5 million. If you’re looking for a condo or townhome, you can slide in here for around $300k. That goes all the way up to unbelievable prices like $18 million.
Pros + Cons
Pros:
Vibrant multicultural area with great dining, arts, and nightlife
Lots of bars, restaurants, breweries, and coffee shops
Very social neighborhood
Great public transit and very walkable
Centrally located to everything and easy to hop onto both I-25 and I-70
Cons:
Very busy with lots of foot, vehicle, and scooter traffic and parking is quite difficult to find
Not many single family homes - mostly condos and apartments. With that said, there are some single family homes and some very cool townhomes in RiNo.
Schools are not rated the best
Rated poorly compared to national averages for both property and violent crime
Pretty sizable homeless population
